"We will be well placed to capture and benefit from this change in opinion".

Cameron Stott of Jones Lang LaSalle commented: "the location, between Edinburgh's Exchange District and Haymarket Station is becoming increasingly important with proposals to redevelop the Haymarket Goods Yard and the tram line running close by. The site is also located very close to the EICC".

Fisher Hargreaves Proctor in new office letting in Nottingham

Fisher Hargreaves Proctor acting as joint agents with DTZ, have secured Geoffrey Parker Bourne Solicitors as the latest tenants at 30/34 Hounds Gate. Geoffrey Parker Bourne have taken a ten year lease on the 5,395ft² second floor office suite.

James Hartley, Surveyor at Fisher Hargreaves Proctor commented that "This deal has been extremely pleasing. To secure a tenant of Geoffrey Parker Bourne's stature on such a lease is great news."

"We spent a long time with Geoffrey Parking Bourne helping them find their ideal office for their aggressive expansion plans in Nottingham and following the refurbishment of Hounds Gate back in November they felt that there was only one option for them, to move to Hounds Gate."

James further added, "This letting follows on from a number of other lettings throughout Nottingham and I think it reflects that the market is not as 'doom and gloom' as the national media might have you believe."

Sarah Cooper of Catalyst Capital LLP, the landlords, commented, "This has been an excellent letting for the property and reflects the quality of the refurbishment to both the vacant floor and reception area to provide a greatly improved specification to the building.

"To secure a tenant like Geoffrey Parker Bourne is a fantastic name to add to the already impressive tenants list at Hounds Gate and now means that we have no further space to offer at present. To have helped a company like Geoffrey Parker Bourne with their expansion plans has been satisfying for both FHP and ourselves."

Tony Kirton of Geoffrey Parker Bourne added, "Fisher Hargreaves Proctor were fantastic, they really have spent a lot of time helping us to find our ideal premises. We spent a number of afternoons with FHP walking the length and breadth of Nottingham to find the perfect premises and as it happens Hounds Gate fitted the bill on so many different levels. The standard of office space is superb and fits perfectly with our plans to continue the growth of our Nottingham office. These are exciting times for Geoffrey Parker Bourne since we only recently took 26,000 square feet in Stratford-upon-Avon to facilitate growth at our Head Office."

The latest tenant to move into City Quay is Bell Lawrie, the leading private client investment manager, which has let 4,000 sq ft in Shed 26.

Tim Allan, of Unicorn Property Group said: "City Quay has been developed, refurbished and successfully let or sold nearly all the commercial space - or what amounts to a new commercial quarter of Dundee's city centre, set in the dramatic old buildings built by the Victorians as maritime sheds.

"The company backed a vision for the city: an enlarged city centre, with top class commercial and residential accommodation, built in a new quarter of the city which is a link to the city's proud maritime history. We are pleased that firms of the calibre of Bell Lawrie share that vision."

Bell Lawrie, who has seven offices in Scotland, employ 21 staff in Dundee, including investment managers, financial services consultants and administrative staff, will move the entire operation to City Quay.

Ian MacDonald, Division Director of Bell Lawrie in Dundee, said: "We are delighted to secure this excellent new office space at City Quay. Aberdeen office rents set to hit £30 per sq ft

The Aberdeen office rental market is set to experience a significant increase by the end of 2008 with office rents predicted to reach £30 per sq ft according to Knight Frank's ROMP (Regional Office Market Presentation), its online interactive tool which provides detailed market comparisons of all the key regional UK cities from 2002 onwards and is updated quarterly to track market performance.

Aberdeen was the only UK city to see double digit rental growth in Q1 08, with rents rising by 14 per cent to £28.00 per sq ft (Q4 07: £24.50 per sq ft); and is expected to see a further 7 per cent increase by the end of 2008 to break the £30.00 per sq ft mark. This strong rental growth is due to the continued buoyancy of the city?s office occupational market.

Edinburgh and Glasgow are also both forecast to encounter a rise in prime office rents of 5 per cent to £30 per sq ft (Q4 07: £28.50) and 4 per cent to £28.50 (Q4 07: £27.50) respectively.

In contrast to the resilience of the occupational sector, Scotland has witnessed an outward shift in prime yields as a result of the worldwide credit crunch and the increased pressures on the debt market. Aberdeen and Glasgow had the highest yield shift of 50 basis points while Edinburgh saw a 35 basis points increase ending at 5.85 per cent (Q4 07: 5.50 per cent).

Drew Oswald, Managing Partner, Knight Frank said: "Scotland's occupational market performed well throughout 2007 and this year looks set to continue this trend as Aberdeen, Edinburgh and Glasgow are all forecast to experience further increases in prime office rents. Once again Aberdeen has come out on top with a lack of Grade A stock in the city centre driving a healthy rental market."

Claire Higgins, head of commercial research, Knight Frank said: "Although prime yields have continued to move out across Scotland and the rest of the UK, the rate of movement has lessened, indicating that the office investment market may stabilise in the short to medium term. However, this remains dependent on investor confidence and the underlying economy, while concerns surrounding restrictions on financing will continue to influence performance."

Aberdeen energy park set for £150m boost

The private sector is being invited to invest in a key strategic location for the energy industry in Aberdeen City and Shire predicted to create hundreds of new jobs.

Scottish Enterprise (SE) is to set up a Joint Venture to manage the Aberdeen Science Parks, aiming to lever in around £150million of private sector investment which will generate an additional £130million annually to the region's economy and double the number of jobs at the Bridge of Don locations to more than 4,000.

The enterprise, investment and innovation agency is now seeking a private sector partner and has gone out to tender with the proposal to run Aberdeen Science and Energy Park, opposite the Aberdeen Exhibition and Conference Centre, and the science and technology park at Balgownie, Bridge of Don.

SE is working with agency Bidwells, which has worked on other similar projects in the UK, and aims to identify a private sector partner later this year. Staff who have worked to attract private sector investment to the highly successful Edinburgh Bioquarter project have also advised on the initiative.

David Littlejohn, director of industries and infrastructure at SE in Aberdeen City and Shire, said: "The parks are seen of national importance to Scotland's economy because of their capacity to drive growth and encourage the research and new products needed to ensure our energy industry continues to be a world-leader well into the future.

"They also a major part of the Energetica project to create a global hub for energy technology development.

"The existing buildings on the parks are almost fully occupied and there is strong demand for plots from companies looking to build their own premises so we expect the Joint Venture will be attractive to the private sector.

"The benefit of taking this approach is that it will secure long-term investment from the private sector which will bring greater value for the taxpayer. It will also bring greater marketing opportunities around the world, publicising our region as a great place to live, work and do business with an excellent quality of life."

The invitation to tender comes as work is well underway by SE to create an Energy Development Centre at Aberdeen Science and Energy Park to encourage innovation and turn research into marketable products. The first phase of the £4.4million research and development base at Aberdeen Science and Energy Park will provide 12 individual units and create the infrastructure needed for the second phase of 15 units.

The units will be made available on short-term, flexible leases to technology companies working on research, design and development in all energies and the building will be one of the first in Scotland to generate approximately half its power on site through biomass and wind power. It is already attracting considerable interest at a time of unprecedented demand for space at the Aberdeen Science Parks, with occupancy levels around the 95 per cent mark.

Edinburgh's Apex almost at full

The popularity of the Apex 3 building at Edinburgh's Haymarket Station has again been emphasised with another new deal at the grade B office block.

In a deal structured by DTZ, Cyril Sweett has sublet 1,303 sq ft of the first floor to the Stewart Milne Group, one of the UK's leading privately owned housebuilders - which is establishing a commercial arm in the capital - at £21.50 per sq ft. This leaves just 3,000 sq ft of space available in the prominent building.

DTZ acted on behalf of construction and property consultants, Cyril Sweet last year to acquire the 5,267 sq ft first floor, with the firm set to expand 'significantly' over the coming years.

Peter Fraser, senior surveyor, DTZ, said it had been marketing the 'expansion space' specifically for short-term lets.

"The space was ideal for any business looking for a short-term lease basis in a good quality, Grade B office in the city with excellent communication links across the country.

"The latest letting now leaves only 3,200 sq ft available in the building and adds to argument that there is a shortage of grade B office accommodation in Edinburgh city centre."

Current tenants at Apex 3 include, EC Harris, Mapley and TMP worldwide.

DTZ acted on behalf of Cyril Sweett and Jones Lang LaSalle acted for the Stewart Milne Group. Landlord at Apex 3 is Apia Trust.

Knight Frank's Partner, David Reid said: "This is probably the biggest hotel deal to have happened in the North East this year and we are delighted that such a top quality hotel is staying in local hands."

Manorisms LLP, a local company operating serviced accommodation at Kepplestone Manor, has purchased The Simpson Trading Company, which has owned and operated the hotel for the past 10 years.

Tim Philpot, Director quoted: "We were not searching for a hotel purchase, but the synergy of being able to run two complementing high class businesses in the West End of Aberdeen, within walking distance of one another was of irresistible appeal.

"We have no plans to make any changes to this successful business. The existing management, and staff led by Martin Brown are remaining with us, and will continue to develop this first class establishment. Simpson's has a very good local clientele, who we very much look forward to continue to look after in every way."

Company Director Martin Brown said that he was delighted to have the extra accommodation in this buoyant market, and confirmed that the hotel will retain the Simpson's name. He will continue to run the business with his loyal team, offering the same quality of service and standards, and good value for money he has given since opening the hotel.

Scott Burness, Director of Real Estate at Bank of Scotland Corporate, said: "We were happy to further entrench our relationship with Manorisms by funding this purchase, as we did their purchase of Kepplestone Manor. This is an excellent hotel and we're looking forward to its future under Manorisms."

David Reid of Knight Frank further commented: "My clients had very specific requirements, and there was no question that an off market deal appealed to one and all. Both vendor and purchaser have strong mutual respect, and a very quick deal occurred, which suited all concerned."

Alexander B Robb, who acted for the vendor, would not confirm an exact price, although it was confirmed that a 'fair price' was paid for what is without doubt, one of the best hotels in the North East of Scotland.

Savills raise over £4m in Nottingham auction

Savills April Auction raised just over £4million in receipts for clients across a wide range of properties both in style and geographical location. A number of traditional terraced and semi-detached houses for investment or modernisation in Sherwood, Radford and Aspley sold well and particularly Hollington Road in Aspley reached £91,000 on the rostrum with strong and competitive bidding.

Chris Charlton, Auctioneer for the afternoon, commented "there were a number of new faces in the Auction Room and some first time buyers who had called to the office previously to enquire about the potential for buying at auction and were amongst the bidders for housing stock more traditionally sold into the investment market. This is an indication of the return of first time buyers to the auction market looking to snap up a bargain for their own use and competing with the investors"

There was good interest in vacant retail and commercial units including Lot 9, 291/291a Main Street, Bulwell which sold from the rostrum at £160,000. The following Lot 10 at 630 Radford Road sold on behalf of the Nottingham City Council sold under some of the most competitive bidding of the afternoon at £210,000.

Some development opportunities showed less interest and were indicative of the current economic conditions however, The Old Brick Yard at Burgass Road with planning for six units was successfully sold post auction.

Barn conversion properties at Common Lane Bramcote received some of the strongest interest in the afternoon and from a guide of £300,000 to £400,000 realised £500,000 from the rostrum.

At attractive period town house in Southwell was again successfully sold under the hammer for £145,000.

Chris Charlton added that , "all in all, given the current economic climate and lending constraints, the results were ahead of expectations although a number of unrealistic reserves from clients meant their properties remained unsold despite interest and bidding under the figure from the room".

A crowd of over 200 people packed the Auction Room at Nottingham Racecourse and a number of entries are already included for the 22nd May sale with further entries invited. The emergence of new buyers into the room, in particular some first time buyers looking to get onto the property ladder, is indicative in the change in the market and those doing their research and coming to the auction well prepared went away satisfied with their purchases on the day.

£20m Castle Retail Park set for Stirling go-ahead

Scotland's leading retail developer has been granted planning consent for a £20 million project that will help transform an area of Stirling earmarked for regeneration.

Forrest Developments say the Castle Retail Park in the Raploch area of Scotland's newest city will create 150 jobs, with a possible opening date in the summer of 2009.

Already clothing giant TK Max is committed to renting 50 per cent of the 75,000 square foot development that includes a 25,000 square foot mezzanine level. There is significant interest in the other retail units.

The proposed development, which is adjacent to a Sainsbury's supermarket, will make the area an integrated shopping destination, complementing Stirling town centre's existing facilities.

It is expected that the retail park could open for business next year subject to Ministerial approval.

For Glasgow-based, award winning Forrest Developments Ltd, which was formed seven years ago and enjoys a pre-eminent industry position in out of town retail and leisure developments, the Castle Retail Park deal is only the latest in a series completed over the past 12 months.

"This is a significant, privately-funded chunk of business and one of the few planning consents of its type granted this year," said Donald Stewart, Managing Director, Forrest Developments.

"We have enjoyed great success specialising in out of town retail and leisure developments and we remain committed to that business, committed to investing in the Scottish property market and investing in Scotland.

"The Castle Retail Park is in a regeneration area so our development is being welcomed locally for the range of top quality retail outlets it will attract, for boosting shopping choice and, of course, the job opportunities."

In the past year, the company agreed to a £42.5 million purchase price for its Westfield site close to Murrayfield Stadium in Edinburgh from Hermes Real Estate Investment Managers and it was fully pre-let to Sainsbury's at a rental of £1.68 million

The company bought the Westfield site five years ago for £7 million with the aim of developing a top quality supermarket in this area of the capital, just over a mile west of the city centre.

Last year, it also acquired a site and gained planning consent for a £20 million development of a Sainsbury's supermarket in Dalkeith town centre.

"These were major successful developments, typical of the projects we like to be involved with.

"We have a commitment to - and now a reputation for - creating jobs in the retail outlet sector and we are looking ahead to another busy 12 months," said Donald Stewart.

"We see plenty of opportunities and we intend to capitalise fully."
